USDA & Habitat for Humanity Empower Homeownership in Northeast Iowa

In a heartwarming success story out of Independence, Iowa, a collaborative effort between USDA Rural Development and Iowa Heartland Habitat for Humanity has given a single mother and her two children a safe, comfortable place to call home.

Chasity, the proud new homeowner, was searching for improved housing for her family when she discovered USDA Rural Development’s mortgage assistance options. Meanwhile, Habitat for Humanity owned an older home in need of rehabilitation and a meaningful purpose.

This partnership allowed Chasity to play an active role in restoring the house—helping with design decisions and working closely with volunteers, contractors, and Habitat staff. Once the home was up to USDA standards, she secured a $150,000 mortgage through the Single Family Housing Direct Loan Program (Section 502).

Support didn’t end there—additional down payment assistance came from the City of Independence and a local credit union. With the final pieces in place, Chasity closed on her home on June 11, 2024.

A dedication ceremony and open house marked the occasion, with neighbors, supporters, and organizations celebrating her achievement. The event showcased the power of federal and nonprofit collaboration to create sustainable homeownership solutions in rural communities.
